I like a lot of what Louis talks about in right-to-repair. But he’s gone off the rails on this one.
Trump isn’t being sued for lying on square footage. He allegedly claimed to lenders that his property was worth X so he could get a good deal on the loans, but to tax authorities he reported a lower value so he would pay less taxes on the same property.
Both of these are big nopes. Anyone who is caught doing this will get in trouble.
I go through the same experience every year or so with Louis Rossman. Some R2R video of his rolls across my feed and I’m like “wow, based” and subscribe. Then he shits out a half dozen videos about New York commercial real estate and I’m like “wow, cringe” and unsubscribe.
This dude would definitely have more of a following if he stopped talking about shit that nobody outside of New York phone repair shop owners care about.
I’ve done BOMA calculations for retail, office, and residential spaces and by god it’s a pain. And it doesn’t really always correlate to the perceived area/volume of the rental space which can definitely feel like a scam, so when he first said the real estate agents were lying I figured it was just a difference in gross vs net square footage. I thought I was right when he started measuring paint to paint, but then he said they were listed at 2 to 3 times the actual. That’s absolutely bonkers. The one guy at 10% “over” was likely listing gross, but I haven’t watched those videos yet. I can’t wait to dive in tomorrow at work!
